Suamico is one of the fastest-growing places in Brown County. The village sits north of Howard along Highway 41, and the last 15 years have seen a lot of new-construction subdivision development east of the highway and up toward the elementary and middle schools. That growth means the garage-door work here skews new: three-car attached garages, insulated steel doors from the mid-2000s and later, and belt-drive smart openers that were spec'd in at build time and are now approaching their first major service window.
What we see in Suamico
- Subdivisions east of Highway 41. Three-car attached garages with two-plus-one door layouts. Insulated sectional steel from major manufacturers, often original to the build.
- Riverview and Sunlite areas. Post-2000 single-family construction. Three-car garages dominant, some with side-load layouts requiring high-lift track.
- Older stock near the bay and along Cty B. Ranch and split-level homes from the 1960s and 70s, some with detached garages behind the house.
- Bay Beach and Point au Sable adjacencies. Some seasonal lakefront properties with unheated garages. Different insulation call than a conditioned attached garage.
Three-car garage installs and matched-set replacements
The single most common Suamico install call is a matched three-car replacement. A subdivision home from 2005 has hit the 20-year mark, the springs are on borrowed time, and the panels are showing dents and delaminating foam. We replace all three doors at once with matched insulated steel panels, matched hardware color, and matched openers. Doing it as a set is cheaper than staging over two visits and it makes the elevation read as one clean assembly instead of a patched-together mismatch. See the installation page for door options.
Smart opener retrofits
Most Suamico builds since 2015 have MyQ-capable belt-drive openers as the builder standard. If yours is older or if you have a homeowner's association issue with a squealing chain drive at 6am, we retrofit modern belt-drive smart openers on any door. That gets you phone control, activity logging, and quieter operation. Meaningful when the master bedroom is above the garage as it is in most Suamico floor plans.
Wisconsin winter and attached-garage doors
Attached garages in Suamico are typically conditioned, either directly heated or heat-borrowing from the house, which changes what the door needs to do. See the winter springs page for how spring behavior changes in cold snaps, and think about R-16 to R-20 insulation for the door itself. On new builds, we can spec doors matched to your climate zone during the install.
Suamico FAQs
Do you install three-car doors as a matched set?
Yes. Most Suamico new-builds have a two-plus-one layout. One double door and one single, or three singles. We install matched panels, matched hardware, and matched openers so the whole assembly reads as one system.
How long does a new-construction install take?
For a three-car garage with two openings and two openers, plan on a full day. Springs need to be set, tracked, and cycled before we hand it off, and the openers need travel and force limits tuned to the door weight.
What insulation R-value should I ask for?
For an attached garage in Suamico, R-16 to R-20 polyurethane-core steel is the practical range. R-16 handles most conditioned attached garages well; R-20 makes sense if you heat the space or have living area directly above.
My new home warranty is about to expire. Anything I should have you look at?
Yes. New-construction door installs get punch-listed fast and the small tuning items, spring balance, opener travel limits, cable seating, often show up in year two. We can do a walk-through inspection and quote any adjustments before the builder warranty is up.
